Why Tankless?
A traditional tank water heater has one job: keep 40 to 80 gallons of water hot at all times — whether you need hot water or not. At 2 AM, in July, while you're on vacation. The fuel burned to maintain that temperature when you're not using it is called standby heat loss, and it represents a real, ongoing cost every year.
An on-demand water heater fires only when a hot water tap opens. Cold water flows in, passes through a compact heat exchanger, is raised to temperature, and flows to the tap — all in real time. When you close the tap, the burner shuts off. No tank. No standby loss. No finite supply of hot water to run out of.
For homes with two or more bathrooms, a dishwasher, and laundry, a properly sized Rinnai delivers a genuine improvement in both operating cost and daily experience — particularly if your existing tank is aging and due for replacement anyway. A quality Rinnai installation, properly maintained, will outlast the next two tank replacements you would have done otherwise — delivering endless hot water for years.

Rinnai is the benchmark for propane tankless water heating and on-demand propane water heaters. A few things worth understanding before you decide:
Condensing vs. Non-Condensing
Rinnai's condensing models extract additional heat from the flue gas until it condenses, achieving very high thermal efficiency. Their non-condensing counterparts run at conventional efficiency levels. Condensing units use different venting materials and produce condensate that must be managed. For most new installations, the condensing models are the right choice.
Sizing for Maine Conditions
Tankless unit capacity is measured by how many gallons per minute it can deliver at a given temperature rise. Maine groundwater is significantly colder in winter than what installers in southern states design for — which means a unit needs to work harder here to deliver the same results. We size every installation to actual demand under Maine temperature conditions, not the rated numbers on the spec sheet.
Service Life
Properly maintained Rinnai tankless units routinely exceed the service life of conventional tank water heaters by a wide margin. The longevity advantage is real — provided the unit is serviced annually and water quality is managed. A Rinnai installed and maintained correctly will likely outlast the next two tank replacements you would have done otherwise.
What Proper Installation Requires
This is where certification earns its value. Every one of these factors directly affects performance, efficiency, safety, and warranty coverage. An improperly installed Rinnai will perform poorly, fail early, and may void manufacturer warranty coverage entirely.
Gas Line Sizing
A high-output Rinnai unit demands substantially larger gas supply lines than a conventional appliance. Most residential propane lines designed for a standard furnace are undersized for a tankless water heater running at full output. Undersized gas lines cause pressure drop under peak demand — the unit either modulates down or faults out. We calculate line sizing correctly, accounting for all connected equipment and the full run length.
Venting
Condensing Rinnai units use dedicated venting materials — standard metal flue pipe cannot be used, because the acidic condensate produced by condensing equipment will corrode it quickly. Vent run length and number of elbows are strictly governed by Rinnai's specifications by model. Exceeding those limits degrades efficiency and voids manufacturer warranty.
Condensate Management
Condensing units extract so much heat from the flue gases that those gases condense into liquid — several gallons per day under heavy operation. This condensate is mildly acidic and must drain to an approved location. We handle condensate management correctly as part of every condensing unit installation.
Water Quality
Maine well water varies significantly in mineral content and pH. Hard water deposits scale inside the unit's heat exchanger, reducing efficiency and eventually causing failure. Low-pH water accelerates corrosion. A water quality assessment before installation allows us to recommend filtration or treatment that can substantially extend the service interval and the life of the unit.
Freeze Protection
Rinnai units have built-in freeze protection for the heat exchanger, but this protection requires power and has limits. Units installed in spaces exposed to severe cold or with unreliable power may need additional precautions. We review installation location and local conditions during the planning phase of every project.
Annual Maintenance
Annual maintenance is important for long-term performance and is generally required to maintain manufacturer warranty coverage. The good news is that these units are designed for serviceability, and a proper annual visit keeps them operating at spec for the long term.
Every visit covers the inlet filter screen — a common source of flow restrictions and temperature instability when neglected. Burner and ignition components are inspected for deposits, and igniter and flame sensor function is verified. Gas pressure is checked at the appliance, and combustion analysis confirms complete, efficient combustion.
On condensing units, we inspect and service the condensate neutralizer. The neutralizing media is consumed over time and must be replaced when exhausted — an often-overlooked maintenance item that matters for both performance and code compliance. Every visit closes with a complete run cycle, temperature delivery confirmation, and a gas connection check.
